Following the proper installation of your Bilco REM Smoke Ventilator, the building occupants’ safety relies on the regular maintenance of the Natural Smoke Ventilation system. Bilco UK now offers a service that allows building owners to comply with current legislation and best practices regarding smoke vent maintenance.

The Regulatory Reform (Fire Safety) Order 2005
Article 17 – Maintenance17.1 Where necessary in order to safeguard the safety of relevant persons, the responsible person must ensure that the premises and any facilities, equipment and devices provided in respect of the premises under this Order or, subject to paragraph (6), under any other enactment, including any enactment repealed or revoked by this Order, are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair.

Smoke ventilation systems are life saving systems and it is therefore essential that regular preventative maintenance is carried out to the required standards by competent personnel, who are familiar with the specification and strategy for the particular application.

A correctly functioning and maintained smoke control system is designed to:
  • Keep escape and access routes free from smoke
  • Facilitate fire fighting operations by creating a smoke free layer
  • Delay and/or prevent flashover and the subsequent development of the fire
  • Protect the contents of the building
  • Reduce the thermal effects on the structural components during a fire
Preventative maintenance for your smoke ventilation system should conform to:
  • The Regulatory Reform (Fire Safety) Order 2005 Article 17 (see above)
  • British Standards Institution Schedule BS EN 12101-3:2002 Smoke and heat control systems.
  • British Standards Institution Schedule BS 5588:12-2004
  • The Building Regulations Approved Document B (Indicating that where natural or powered, smoke and heat exhaust ventilation systems are concerned, it is essential that they are serviced regularly and maintained in good working condition).
